Inventory is climbing across the board. In Greater Vancouver, listings are up almost 38% from this time last year. In the Fraser Valley, there are 49% more homes on the market. This is creating a buyer-friendly environment-something we haven’t seen in years.
Prices are holding steady for now, but the surge in listings is starting to put downward pressure on pricing. The benchmark price for a home in Metro Vancouver is around $1.19 million, while condos are averaging $767,300. Detached homes remain pricey at over $2 million, but if you’re open to townhomes or condos, there are opportunities to break into the market.
💸 Rates Are Dropping-But Confidence Is Shaky
The Bank of Canada has already made rate cuts, and more could be on the way. That’s great news for your mortgage. Lower interest rates can mean lower monthly payments and more flexibility in what you can afford.
However, broader economic uncertainty-like U.S. tariffs and global market jitters-is making some people nervous about jumping in. My advice? Don’t let fear make the decision for you. The key is to focus on what you can afford, and how long you plan to stay in your home. That’s where I come in.
